An FHA 203k consultant acts as the bridge between the buyer, the lender, and the contractors. We inspect the property, prepare the work write-up, provide cost estimates, and conduct ongoing draw inspections throughout the renovation. The Federal Housing Administration requires a consultant on Standard 203k loans.
A consultant is required for the Standard 203k loan. The Limited 203k loan for smaller renovations under a set dollar threshold does not always require one. Your lender can confirm which version applies to your purchase. We can help clarify this during the consultation.
A standard mortgage loan only covers the purchase price of a home. The 203k loan program, backed by the Federal Housing Administration, allows buyers to finance both the purchase and renovation costs under a single mortgage. The property must be used as a primary residence and meet FHA property requirements.
The property must be at least one year old and will serve as the buyer's primary residence. FHA insures these loans on one-to-four-unit residential properties. Certain mixed-use buildings also qualify. Our Chicago home inspector will assess whether your specific property meets those standards during the evaluation visit.
After the loan closes and renovation begins, funds are released in stages. Before each disbursement, we return to the property to verify that the completed work matches the approved work write-up. This protects both the lender and the buyer, and keeps the contractor on schedule.
